Set a budget, and stick with it

When you’re selecting a place that you’re going to call home, it’s imperative to decide on the amount of money you’re going to spend on it early in the process, and then hold firm with it. Life can throw all sorts of unpleasant obstacles at you when you least expect it, and you don’t want to put yourself at a disadvantage if or when this happens. Don’t let the allure of a shiny new kitchen or a beautiful palmetto tree in the front yard persuade you otherwise; set that budget as soon as you can and do whatever you can to ensure that you don’t eclipse it.

Get pre-qualified

Achieving pre-qualification status for a mortgage is much easier than it sounds, and best of all, it’s free. All this process entails is having a conversation with a loan officer about your current financial standing. This will give you an educated estimate as to how much money you can actually afford to spend on your new home.

Out of pocket money

Believe it or not, it’s actually possible to buy a new house without paying out of pocket if you can’t afford a down payment. There are multiple loan options, such as if you’re a military veteran or currently serving, or if you live in a neighborhood that the USDA deems to be rural. You can also have a friend, relative or employer provide you with gift money to cover your down payment for you.
